City Moves Forward With Southwest Naperville Subdivision Plans

City Council approves preliminary plans for an 88-acre residential subdivision in far southwest Naperville.

City Council unanimously approved preliminary plans for a proposed 238 single-family lot subdivision Tuesday. 

The proposed Ashwood Pointe development, an 88-acre residential subdivision, would be located in an area west of 248th Avenue and south of Wolf's Crossing Road in far southwest Naperville.

On Tuesday, council also approved a request by the developer, Pulte Home Corporation, to rezone the current property to allow for smaller lot sizes, setbacks and "more affordable homes" compared to nearby Ashwood Creek and Ashwood Park. 

Home sizes within the development would range from 2,000 to roughly 3,600 square feet.

Preliminary landscaping plans call for a bike path along 248th Avenue, parkway trees as well as a 30-foot-wide buffer consisting of a wood fence and extensive landscaping along 248th Avenue.

Kathy West, an attorney representing Pulte Home Corporation, told City Council that the developer plans to make drainage improvements during construction, which would benefit the surrounding area such as the Pheasant Ridge subdivision.

"The way this project is designed, we will not be creating flooding problems or stormwater run off problems for the residents of this area," West said.

Councilwoman Judy Brodhead said she was pleased with plans for the development, which will border the Will County Forest Preserve's Vermont Cemetery Prairie Nature Preserve.

"This proposal, I think, is excellent," Brodhead said. "I think it's a wonderful thing that you've managed to combine residential with what's really going to be kind of a nature preserve, which will be be an enhancement to your neighborhood but also something that the public can enjoy."
