Realtors will always tell you its a good time to buy, if they told you the truth you would fire them.

Hi Jim. Thanks for your question. The Spring market has started much earlier than anticipated. This is due to many factors including low rates, the warm weather here in the Midwest and the endless supply of homes on the market. My advice for people interested in buying is to sit down with a Realtor before you set a time to go out looking for properties. You and your Realtor need to discuss what you are looking for in a home. Will you be comfortable buying a distressed property (Short Sales, Foreclosures, REOs, etc). This is a great time to talk about your family life and what your lifestyle looks like. Next step is to meet with a lender to find out what you can actually afford. Just because you are qualified to purchase a home in a certain price range doesn't mean you have buy that high. Next, have your Realtor explain the process of buying a distressed property. This is not for everyone. The house might be offered at a low price but you need to take into consideration the work that needs to be done including mold or radon mitigation if either of these items are listed on the home inspection report, the mechanicals of the home and plumbing. In some cases where the house has been winterized you as the buyer are responsible for having the plumbing functioning again. As far as Realtors are concerned my suggestion to you is find someone who conducts his or her business with integrity. Work together as team and you will find the right and perfect house for your needs.
